While living in a home, you get used to its quirks and charms. To sell, however, all of those "little details" need to be taken care of! It is best to do as much as possible prior to listing, preventing a long list of items that need to be attended to as conditions of sale. Any problem areas that you are aware of that would prevent a positive inspection report should also be taken into account.
